1. About these terms

Mirio Cleans is operated by Kerstan Aves, ABN 16 124 588 329 (“Mirio Cleans”, “we”, “us” or “our”).

These Service Terms and Conditions apply to window cleaning and related services supplied by Mirio Cleans. They form part of every quote, booking and service agreement between Mirio Cleans and the customer (“you” or “your”).

By accepting a quote, confirming a booking by email, text message or telephone, or allowing us to begin the work, you agree to these terms.

Where a quote contains job-specific conditions that differ from these terms, the conditions stated in the quote will apply to that job.

2. Quotes and pricing

Quotes are based on the information, photographs and property details provided by you, together with any inspection we conduct.

A quote includes only the services and areas specifically listed in it. Unless stated otherwise, additional services such as flyscreen cleaning, track cleaning, removal of heavy staining or cleaning inaccessible areas are not included.

Quotes remain valid for the period shown on the quote. If no expiry period is shown, the quote is valid for 30 days.

All prices are in Australian dollars. GST will be included where applicable.

If the condition, quantity, size, accessibility or type of windows is materially different from the information provided, we may propose a revised price or scope of work. We will explain the change and obtain your approval before performing or charging for additional work.

3. Services

Depending on the accepted quote, services may include:

  • Exterior window cleaning

  • Interior window cleaning

  • Glass balustrade, balcony or pool-fence cleaning

  • Flyscreen cleaning

  • Window and sliding-door track cleaning

  • Frame and sill wiping

  • Other services specifically stated in the quote

The exact service inclusions will be set out in your quote.

Unless expressly included, our services do not include repairs, restoration, mould treatment, building work, removal of windows and rope-access work.

4. Cleaning results and limitations

Standard window cleaning is intended to remove ordinary dirt, dust, fingerprints, cobwebs and general surface grime.

Some marks may not be removable through standard cleaning. These can include:

  • Hard-water or mineral staining

  • Paint, cement, render or construction residue

  • Silicone, adhesive, stickers or tape residue

  • Scratches, chips or glass corrosion

  • Oxidation or staining on frames

  • Mould embedded in seals or porous surfaces

  • Damage or clouding between double-glazed panes

  • Permanent marks caused by age, weathering or previous cleaning methods

Removal of these substances may require specialist treatment and will only be included where specifically stated in the quote.

Cleaning can sometimes reveal scratches, chips, failed seals, staining or other defects that were previously hidden by dirt. We are not responsible for pre-existing damage or defects that become visible after cleaning.

We do not guarantee that windows will remain clean for a particular period after the service. Dirt, rain, landscaping, building work, insects and other environmental conditions may affect the windows after completion.

5. Access to the property

You must provide safe and reasonable access to the areas included in the quote at the agreed appointment time.

This includes, where applicable:

  • Unlocking gates, doors and windows

  • Providing access to an outdoor water tap or electricity where agreed

  • Advising us about alarms, security systems or access instructions

  • Keeping pets and children away from active work areas

  • Obtaining any required permission from the property owner, tenant, strata manager or building manager

  • Providing accurate information about access restrictions and hazards

Where we cannot access part of the property, we will let you know. We may omit the inaccessible area or discuss an alternative method, revised scope or adjusted price with you.

If we cannot begin the service because access has not been provided, this may be treated as a late cancellation.

6. Preparing the work areas

Before we arrive, you should remove fragile, valuable or sensitive items from window sills and nearby work areas.

You should also move small furniture, decorations, plants and personal belongings where reasonably possible. We may move light items where it is safe to do so, but we are not required to move heavy furniture, electronics, large plants, fragile items or fixed installations.

Curtains and blinds should be opened or moved away from the glass where possible. We may decline to handle blinds, curtains or fittings that appear fragile, damaged or difficult to operate.

We will take reasonable care to protect floors, furniture and surrounding property while performing interior services.

7. Flyscreens and tracks

Flyscreen and track cleaning will only be performed where included in the accepted quote.

Screens must be reasonably accessible and in a condition that allows safe removal and replacement. Old, brittle, torn, damaged, painted-in, or permanently fixed screens may not be removed or cleaned.

We will notify you where we believe removing or handling a screen may cause damage. We may leave that screen in place unless you approve an alternative approach.

Track cleaning removes accessible loose dirt and ordinary buildup. It does not include dismantling window assemblies, removing fixed components, restoring corroded tracks or repairing damaged mechanisms unless separately agreed.

8. Safety and inaccessible areas

We may stop, refuse or modify work where we reasonably consider that an area, surface, window, ladder position or access method is unsafe.

Unless specifically stated in the quote, our services do not include:

  • Rope access

  • High-rise window cleaning

  • Work from unstable structures or customer-supplied furniture

  • Access through unsafe or restricted areas

  • Work near unprotected electrical hazards

  • Moving unusually heavy objects

If an included area cannot be completed safely, we will explain the issue and, where appropriate, discuss an alternative method or price adjustment.

9. Weather and unexpected conditions

Exterior services may need to be postponed because of heavy rain, strong winds, lightning, extreme heat, unsafe surfaces or other conditions that could affect safety or service quality.

Light rain does not necessarily require cancellation, and we will determine whether the service can be completed safely and effectively.

Where we postpone a service because of weather or another circumstance outside our reasonable control, we will arrange a new appointment with you. You will not be charged a cancellation fee for a postponement initiated by us.

If we cannot provide prepaid services within a reasonable time, you may request a refund for the portion of the service that has not been supplied.

10. Cancellations and rescheduling

We understand that plans can change. If you need to cancel or reschedule your appointment, please give us at least 24 hours’ notice where possible.

Providing notice helps us manage our schedule and offer the appointment time to another customer. There is no cancellation fee, but repeated late cancellations or missed appointments may affect our ability to accept future bookings.

11. Payment

Unless otherwise stated in the quote:

  • Residential payment is due when the service is completed.

  • Commercial payment is due within seven days of the invoice date.

  • Any deposit requirement will be shown on the quote.

  • Payment must be made using one of the payment methods shown on the invoice.

If you believe an invoice is incorrect, you must contact us promptly and explain the disputed amount. You must still pay any part of the invoice that is not disputed by its due date.

Where an invoice remains unpaid, we may send payment reminders and suspend future services until the account is brought up to date. You may also be responsible for reasonable debt-recovery expenses that we are legally entitled to recover.

12. Maintenance plans

The initial clean is charged at the applicable standard one-off rate. Any maintenance-plan discount applies from the second completed visit and is based on the agreed cleaning frequency.

Recurring services continue until cancelled by either party. Unless otherwise stated in the quote, there is no fixed-term commitment.

You may cancel or reschedule a future recurring visit by providing at least 24 hours’ notice.

If visits are repeatedly skipped, postponed, paused or changed to a less frequent schedule, the original discount may be reduced or removed. We will advise you of any revised price before the next service, and you may cancel the recurring arrangement if you do not accept the change.

Pricing may also be revised where there is a substantial change in the property’s condition, the required work or the agreed service scope.

We may change the price of future recurring services by providing reasonable notice. Any price change will apply only to future services and will not apply retrospectively to work already completed.

13. Variations and additional work

Any requested work outside the accepted quote is a variation.

We will explain the additional work and its price before proceeding. Approval may be given in writing, by email, by text message or verbally while we are at the property.

We will not charge for additional work that you have not approved.

14. Completion and service concerns

Please notify us as soon as reasonably possible if you believe an included area has been missed or the service has not been completed with appropriate care and skill. Reporting visible concerns within 48 hours helps us inspect the issue before the condition of the windows changes.

Where a service has not been completed to the agreed standard, we will be given a reasonable opportunity to inspect the issue and, where appropriate, return to correct the affected area at no additional charge.

The 48-hour request does not limit any rights or remedies you may have under Australian Consumer Law.

15. Damage and pre-existing conditions

We will perform the services with reasonable care and skill and take reasonable steps to avoid damaging your property.

You must tell us about any known damage, loose fittings, cracked glass, deteriorated frames, faulty locks, damaged screens or other fragile conditions before work begins.

We are not responsible for loss or damage to the extent it results from:

  • A pre-existing defect or damaged component

  • Ordinary deterioration, corrosion or wear

  • Inaccurate information provided by you

  • An instruction you give against our reasonable advice

  • Work performed by another person

  • Circumstances outside our reasonable control

Nothing in these terms excludes or limits responsibility that cannot lawfully be excluded, including responsibility arising under Australian Consumer Law.

16. Photographs

We may take close-up before-and-after photographs of work areas for quoting, quality control, service records and documenting pre-existing damage.

We will not publish photographs that identify you or your property for advertising or social media without obtaining your permission.

17. Your authority

By booking a service, you confirm that you are authorised to arrange the work at the property.

You are responsible for obtaining any necessary approval from the property owner, tenant, strata scheme, building manager or other relevant party.

18. Australian Consumer Law

Our services come with guarantees that cannot be excluded under Australian Consumer Law.

Nothing in these terms is intended to exclude, restrict or modify any consumer guarantee, right or remedy that cannot legally be excluded, restricted or modified.

Where there is an inconsistency between these terms and a right provided by law, the legal right will apply.

19. Complaints and disputes

If you have a concern, please contact us first so that we can attempt to resolve it directly.

We will review the concern in good faith and aim to provide a response within five business days.

If a dispute cannot be resolved directly, either party may seek assistance from NSW Fair Trading or use any other dispute-resolution or legal process available to them.

20. Privacy

Personal information collected through quotes, bookings and services will be handled in accordance with the Mirio Cleans Privacy Policy.

21. Changes to these terms

We may update these terms from time to time for future bookings.

The terms applying to a particular service will be the version provided or made available when that quote or booking was accepted. Changes will not retrospectively alter an existing accepted quote unless both parties agree.

22. Governing law

These terms are governed by the laws of New South Wales, Australia. The parties submit to the courts and tribunals that have jurisdiction in New South Wales.
